Don't worry. It ties into this entry (well, a little). Oh, and there's a lot more non-sexual details I'm throwing into this entry as well.
And here we go....
Mobile home parks were very, very good to me. Money-wise, chick-wise, they were very, very good to me.
This time, it was awesome. Bob had several mobile home jobs in an upscale to very upscale mobile home park in the foothills of Alta Loma.
These mobile homes rented out around $3,000 or month and higher. They were actually owned by the owner (duh) of the park himself. This was an upscale park in an insanely beautiful area in the foothills.
Don't make the mistake of thinking all mobile homes and mobile home parks are dumps. Many parks and mobile homes are awesome. But, unfortunately, people are stuck with the run-down, shitty mobile home park image in the minds.
This wasn't the case.
Anyway.....
So one day in July, 1982,I drove up to the park. It was called Brindlewood Commons.
Brindlewood Commons was very nice. And the owner, Don, had just purchased a bunch of run-down double-wides for pennies on the dollar. And he wanted Bob--who in turn wanted ME--to restore them to their former glory.
Dude was like an OG mobile home flipper.
His wife Carolyn had a hot ass, too. But that's neither here not there (nor in my face.) Everything about Carolyn was raging hot. 31 and W-O-W! And she was such a nice lady, too.
But back to Don. He's pushing 70 now. Lives on this sprawling ranch in a mansion in Wyoming with the lovely Carolyn. Worth hundreds of millions.
Some people strike it filthy rich because they have an idea....are in the right place....right time....and take advantage of favorable circumstances. My hat is off to them.
Other people, like Don....for lack of a better word, they're visionaries. They can see trends, where things are going, ten, twenty years down the line. And when it came to business, particularly real estate, Don was a visionary.
In late November 1981, I had done a quick job on one of his new arrivals and Don came by and was thrilled. So he drove me down to the Steer N' Stein for a steak lunch.
Cheap, Don was not. Whenever I worked on one of his flip-to-rent mobile homes, I always got a nice double-dip in pay and usually a nice, juicy steak. Bob would pay my wages, and Don would tip me quite generously. He'd do the same with Jim.
On the way back after lunch were driving by houses. Houses like the one I grew up in. Smaller ranch homes, some two-story homes, all around 1100 to 1600 square feet or so. Tract homes, etc....
"These home owners have no idea that their houses will be worth a few hundred thousand easy in twenty or twenty five years."
I just looked at him like, "WTF"? These were like 90,000 max--during a hot market.
He smiled. "It's true. Just remember who told you this first. It's why I've bought twenty and am renting them out. And I'm going to keep buying as many as I can. I'm hoping to get at least 100 of them. One day, I'll cash in."
I assume he cashed in around 2005 or so. Maybe even earlier. Filthy rich visionary guys and gals are also patient. The thing is, he KNEW. He didn't think it would happen. He knew. His plan was to buy them and rent them out and then, eventually, sell them at a gigantic profit..
But back to July 1982.
Around 8:30 or so one hot morning, I pulled into the carport of the first mobile home. Yeah, I could even tell from the outside that it would need some serious work. That was fine. Mo' work for Ryan meant mo' money for Ryan.
Which meant mo' In N' Out for Ryan.
I was checking the skirting when I heard a couple arguing in their carport. Their single-wide was up on a little ridge. It seemed a little odd; as that was Jack's--the maintenance guy-- place. Jack was in his thirties and in the middle of a divorce, so I don't know who he was arguing with.
Jack's wife Lana had left about two months earlier. Jack had always been a know-it-all pain in the ass to me and everybody else. So I repaid him by repeatedly fucking his wife the weekend before she took off to Seattle. He had gone to San Diego to let her pack and she asked me to help. And help I did.

But anyway, shut the fuck up, couple that is arguing. Nothing worse than hearing people argue. That's not good. Personally, I didn't care if they were shooting arrows at each other as long as I didn't have to hear them scream from the pain. Maybe it was a hooker Jack was refusing to pay.
LOL People in the West End of the Inland Empire who are old enough will remember this. There's a truck stop just off the 10 freeway--I think it's on Milliken Ave. Back in the 80's, that place was the pits. You could just go down there and get the skankiest piece of hooker ass for like 20, 30 bucks and have a high time in your car if you wanted.

Now, it did eventually get cleaned up, and cleaned up nicely. In the mid-80's, maybe a bit later, the owners or whoever got rid of the hookers, and the drugs, and the horrid elements that infested that place and it became a really safe place for truckers and people traveling the 10. But for awhile, whew.
So I could see good ol' Jack driving his car down there and banging some hookers. I really could. He was just that kind of ladies man. LOL
But back to the arguing...
Maybe, Lana was back. And maybe she got pissed and just to piss him off more, she told him about me fucking her the weekend before she left and Jack would see me and come over and try kick my ass.
If that was the case, I could always deny it. And while I really wasn't a tough guy, I could certainly kick Jack's sorry ass.
I went inside the mobile home. Ugh. Yeah, trashed out. And both the front and back doors needed to be replaced.
I went back outside and saw some dude I didn't recognize leaving Jack's place.
Huh? Whatever.

I pulled the ladder out to check the roof. Yeah, fuck....it needed seal coat. At least it didn't need the roof panels replaced. I hated seal coating roofs. It's hot, the seal coat is heavy, and it's rather tedious. Throw in the very real possibility of stepping in the wrong place and falling through the roof and it isn't a task even close to enjoyable. Most of the time, you're crawling on your hands and knees, just so you don't create a new sun roof.
Oh, I'm sorry. Corporate America has renamed them "moon roofs"--my mistake.
No wonder Don was rich. He bought them for five bucks, paid guys like me to fix them, and then sold/rented them for a fortune.

Well, at least I could beat the heat (if not my meat-hahahahaha!). When I needed to seal coat, I always tried to do it as early as possible. And a couple of hours later, I was patting myself on the back for knocking out that part of the job.
You didn't have to coat the whole roof. You'd just coat the seams where the metal panels overlapped. And you'd put seal coat around any vents, etc. And if you saw any rust spots, you'd just put some on those. Not complicated at all.
Usually, we didn't bother painting the roof on the bank repos. The banks didn't want to pay anything more than they already had to dish out. And a painted roof....well, nobody really sees mobile home roofs anyway as most of them are flat. But Don went that extra mile.
Now that I'm done with this installment of This Old Mobile Home, I'll return back to the entry.
Since I was already playing with seal coat, I decided that I might as well do the driveway. so I pulled the truck out of the carport and parked it in front of the mobile home.
I was about halfway down the driveway when I heard someone say, "Excuse me."

Yeah, Don. You could've mentioned that you had a new maintenance person. I had been wondering why the old one, Jack, hadn't been by to say hello and how I was doing everything wrong, or to threaten to kick my ass for fucking his not-for-long wife.
As it turns out, Jack had ended up leaving to move to Nevada not long after Lana left. And Trisha was definitely more enjoyable to look at. And far smarter than Jack could have ever hope to have been.

Anyway.....
I took Trish into the mobile home and gave her the rundown on everything that needed to be done.
By the way, I wasn't surprised to see a "maintenance chick". What DID surprise me was a somebody so young knowing all the shit that she knew. She was a repair savant.
But how? So we toured this double-wide and she was pointing out this, that, what she'd fix, this that.....
Oh, and Don wanted central air in it. Trish checked under the mobile home with a flashlight.
"Yeah, I can do that. No problem. The duct work is all there, I think we'll just have so replace some of it. Okay, I have to go fix some shit. I'll let you get back to what you were doing. Awesome meeting you, Ryan! I'm looking forward to working with you."

And with that, she was on her golf cart.
The next day, I was there at six in the A.M. It was going to be a long, profitable summer for your favorite poacher. VERY profitable. No summer school, not a lot of days off.....but lotsa money. I was just hoping to have some time for some poaching. I had a few I was already involved with, and I needed to keep those relationships going.
Married women do not like to be ignored when being poached. Fuck, they reason they're poachable in the first place is because their husbands usually ignore them.
But your boy would do what needed to be done that summer. And so much more.
This day, I would be starting out ripping out the skanky carpet (70s burnt orange shag, blech) and tearing out the floor boards and replacing them (except for where we need to access the areas for the ducts). And, depending if and when my new friend Trish showed up, installing the ducts.
At one, I headed out to In N Out. I had pretty much done all I could with the flooring until Trish could come help. But that was fine. I went to grab lunch and sat in the air-conditioned In N Out. I figured that I'd start on replacing the PVC pipe under the sinks in the kitchen and bathrooms.
I drove back to work and it wasn't long before I had finished up replacing the pipe. Then I looked around and decided to start pulling down the paneling. While the orange carpeting was ugly, it sure wasn't helped by the fact that this home had--wait for it--dark brown paneling--in every room.
She slipped into something a little more comfortable.
Honestly, I don't know what they previous owners were thinking. Maybe.they though brown and orange would work. And a lighter brown could have. Maybe they were trying to match the kitchen cabinets (which oddly enough, were in great shape). Or maybe they just dug the Halloween vibe.
Beats me. But all that dark brown really looked bad AND made the place feel very small. So I started pulling it down. I didn't take long to get every ugly piece down. I tossed all that crap into the huge dumpster out front and went back in. The place looked so much bigger.
Thankfully, I didn't find much wall damage, either. I'd be able to do some patchwork and paint the interior the next day.
I was happy. I didn't know if I was happier with how the place looked or the fact that I'd be earning a fortune that summer. It was projecting to be a 70-80 hour weeks, which is a ton of hours. But it didn't matter--I wanted the money and I loved the work. And with Jim spending the summer working down in south Orange County and San Diego, all that work was mine.....all mine!
I'm sure Jim was suffering so much in beautiful San Diego. I felt bad for him.
I was standing there lost in thought a bit when I heard Trish say, "Knock knock!"
I turned around.
"Hey, it's the maintenance chick!"

It was around 7, and although this unit wasn't too close to the existing mobile homes, I didn't want to do anything loud, like working on the skirting. So I started painting the ceiling. Around 9:00, I had it finished. I really flew through it.
I started repairing some of the minor damage on the walls when I heard, "Hey Chesty!"

And I still had to replace the awning struts, paint the roof, paint the mobile home, do the interior painting and of course, remove the old tile in the kitchen and bathrooms and put in the new tile. Oh, and replace all the skirting.
And it would be this way all summer.
